What to Do When Selling Your Home


As you might have seen, I provided a short list of what NOT to do when selling your home recently. Today I'm going to share some things you definitely should do! This is just a small list of things that make a huge difference when selling your home.

Steam clean your carpets - or even replace them! Typically, most buyers will replace the carpets in a home after they purchase it, but that doesn't mean stained carpets or bad smell are pleasant. You want your home to make a good impression on them. Clean your carpets yourself with a carpet steamer or hire a company...or, if your house is at a higher price point, consider replacing them! Putting "brand new carpets" on the listing will definitely draw some people in!

Keep your house clean and organized. Like I said before, you want people to look around your house and imagine themselves living in it. And while they may trash the place after they buy it, nobody sees that happening. They see how they will decorate, where their furniture will go, etc. And that's hard to do in a dirty, disorganized, or cluttered house! Take time every day to clean up on the chance that you have a showing. If your house is cluttered with lots of extra stuff, consider putting some of the clutter in storage or leaving it with a relative.

Provide a clear seller's disclosure with the listing. While a seller's disclosure is typically required in an offer contract, a lot of people like to see it before they offer or even before they view the house. It will help them to know that there aren't major issues in the house. Oh, and be very careful to mark the correct things when saying what will stay with the home, or you may regret it...I know someone who had to buy a new fridge because they accidentally marked that the fridge was staying in the home when it wasn't!
Keep your animals crated. This is simple. Don't leave them in the backyard or wandering the house. This makes it extremely hard for people to really see a home, and if they're allergic or afraid of them, they may not even try to see it. If you can't take your pets out of the home for showings, at least crate them.

Provide a home warranty. It will cost you comparatively little and it'll help provide some security for your buyer. These policies can be life-savers.
