Zahlco Development Putting Finishing Touches on 613 Portland St. in Ridgely’s Delight

Zahlco Development’s Urban Living brand is putting the finishing touches on its new development 613 Portland St., a 30-unit luxury apartment building in Ridgely’s Delight. The building, which was formerly the home of a former restaurant equipment and supply company called Eklof and Co., has undergone a historic rehab under Commission for Historical & Architectural Preservation (CHAP) and National Park Service guidelines. Zahlco purchased the building in August 2013 and began construction in January 2014.

613 Portland St. will feature many historic elements such as exposed brick, beams, columns, and original hardwood floors and ceilings, as well as the historic preservation of the brick exterior, which includes the installation of wood-framed windows. Ceiling beams that were not kept in place during the renovation were refinished and reused as stairwell treads and for countertops in hallway common spaces.

The apartments, which will be available for June 1st move-ins, will have high-end finishes such as heated bathroom floors, custom cabinets, stone countertops, hardwood and tile floors, french glass doors, and large closets. The apartments were also built with energy efficiency in mind as spray foam insulation was used during construction, LED lights were installed, and ductless HVAC systems are in place to allow for temperature control in each room.

The building features one-bedroom apartments, which will range in size from 500 to 800 sq. ft. and will be priced from $1,300 to $1,700 per month, and two-bedroom apartments, which will be more than 2,000 sq. ft. and be priced from $2,000 to $2,600 per month.

Each of the three floors at 613 Portland St. offers common spaces ideal for hanging out with fellow residents or studying. The building also features a bike room, mail room, and state-of-the-art video surveillance. The building offers six to seven off-street parking spots, but Zahlco had also worked out a deal for an additional eight spots at an area bed and breakfast. Zahlco is also expecting to lease apartments to many University of Maryland working professionals, who will already have parking at nearby garages.

“We build apartments that you would love to live in yourself,” said Yonah Zahler of Zahlco. “We offer high-end management just like a hotel and we market the lifestyle. We have an app, we send out newsletters, and there is a true sense of community.”

“Prospective tenants can go to our website and pick the location that best fits their needs,” he continued. “We’ve had many tenants go from one building to another.”

In addition to its two existing projects in Mount Vernon, Zahlco is beginning construction this month on two larger projects in Mount Vernon. It also has 100 additional units in the city currently in the design phase.

“There is a beauty in being downtown and we are always looking for locations where you can walk to restaurants, as well as many other places. There is such an urban feel to being able to hear, ‘now batting ninth,’ so close to your home,” said Zahler. “The Zahlco brand of urban living is bringing an edge to city living and providing a unique experience for the tenant.”

Zahlco has already leased ten of the 30 apartments at 613 Portland St. and is excited to show off its ‘Class-A’ building to prospective tenants.

In addition to the apartments, the building also has a 2,000 sq. ft. retail space that faces Washington Blvd. where Zahlco is hoping to find a tenant that will add to the building and the quality of life in Ridgely’s Delight.
