House Tour (Before): The Living Room & Bedroom

I’ll be closing soon (hooray) on the equity loan to remodel our new house, so I thought I’d give you a little tour of what it looks like now, so you can have a before and after comparison.

The house is a little over 870 square feet and was built in 1946. The home has been in my family for almost 50 years. Here’s the basic layout as it stands today:

The Living Room

The living room and bedroom, highlighted in the drawing, are on the front of the house, facing east. They get amazing sunlight, which is my favorite part!

The photo above was taken from the archway leading to the kitchen, looking toward the front of the house. The orange(-ish) colored door is the front door, and the door to the left goes into the bedroom.

The view here is standing with my back against the front door, looking back toward the kitchen. We’re hoping to keep the arched doorway intact. Mike and I both love little details like that! You can see the curio cabinet in the corner, full of hand-blown glass figurines that my grandmother collected over the years. The bedroom is on the other side of the wall to the right — this is the wall we plan to knock out and make one BIG living room!

The Bedroom

This is the existing bedroom, viewed from the front wall (standing in the doorway). Excuse the skewed-view; I took these photos in “panorama” mode because I don’t own a wide-angle lens (yet). The electrical box is in this room, but will be relocated to the basement in the remodel. The wall to the left is shared with the living room, and will be knocked out to make one big room. We’re planning to put an “L”-shaped staircase in the front corner, where the tall dresser and electrical box are. The closet on the back wall will go away, and I’m thinking about making some built-in shelving there, as well as storage under the stairs on the right-side wall.

In case you were wondering about the little square hole near the ceiling in the corner… the house used to be primarily heated with a wood stove in the winter, and that notch is a cut-out to the dining room, to help with heat circulation.

Once the wall is knocked out between these two rooms, it’s going to make for a really bright, big living area. My home office is going to be in the corner, and I’m picturing a nice sitting area with storage ottomans and a big coffee table so that the kids can play in this room while I work. I think I’ll be spending a LOT of time in this room. ?
